In order to hold your reservation, we must receive the Reservation Deposit and this signed Rental Agreement.
We, the Renters (herein also known as Tenants, Guests), agree to the following:
1) The Reservation Deposit is non-refundable, unless you cancel in writing more than 60 days prior to your arrival date. A $95 Administration fee will be charged on any cancellation.
2) The Security Deposit is refundable within three (3) days of departure, provided the following provisions are met:
- a. No damage is done to the property or its contents beyond normal wear and tear
- b. All debris, rubbish and discards are placed in appropriate trash container and soiled dishes have been washed, or an additional cleaning fee will be deducted from the deposit
- c. All keys must be returned as instructed, lost keys will incur replacement costs
- d. No linens are lost or damaged; linens are not to be taken out of the property, tenants should provide their own beach towels
- e. We will forfeit any portion of the security/damage deposit that is reasonably attributable to broken, damaged, or missing items
- f. The entire damage deposit may be forfeited if any guest commits an egregious act which results in damage to the house or its contents
3) We will notify Bocas Vacations of any damage to the property immediately.
4) We will hold the owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below.
5) There are no refunds for early departure.
6) There are no refunds for weather conditions.
7) There are no refunds for power outages, low water supply or lack of internet connectivity.
8) We will not engage in illegal activity of any kind and will not bring illegal contraband on the premises. Doing so is grounds for immediate eviction and loss of rent and deposit.
9) We will not hold the owners responsible for any items left after our check out.
10) We understand this is NOT a party house and will not exceed the Maximum Occupancy stated above.
11) NO PETS allowed, unless written permission has been granted by Bocas Vacations.
12) SMOKING IS NOT PERMITTED in the home.
13) Check out is 11:00 AM. A late check-out may be available upon request and is subject to extra rental charges.
Please remember that you have chosen Bocas del Toro because of the ambience it offers as a small Caribbean island. The town power is supplied by a generator and the water is solely supplied by rain water catchment. Both of these utilities are controlled by the town government and Mother Nature. Internet connections are available in many places in Bocas, however, due to the remoteness of the islands, internet connections may be interrupted from time to time. Therefore, there are no refunds for periods of stay without power, water or internet connectivity that are beyond the control of the Homeowner or Bocas Vacations.
This property is privately owned and Bocas Vacations reserve the right to refuse service to anyone. Tenants are responsible for any accidents, injury, or loss of valuables while staying at the house.
Disclaimer:
Tenants and Guests understand that the Homeowners and Bocas Vacations are NOT responsible for any personal injury on the property. Further, the Homeowners and Bocas Vacations are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, accidents related to fire, stoves, or any unforeseeable circumstances. Under no circumstances will tenants or their guests hold the Homeowners or Bocas Vacations responsible for any damages or claims of any kind resulting from their stay. This agreement and disclaimer applies to you and all guests within your party.
